Mohana Dham, Cuttack — infrastructure before sales

The challenge

Buyers in the Pratap Nagari belt had been burned by layouts sold on paper where roads and drainage never arrived.

Our approach

We laid internal roads, drainage, water lines, street lighting and the boundary wall before a single plot was offered, and demarcated every parcel with permanent markers.

The outcome

Plots sold largely on referral, with buyers able to walk a finished layout instead of an imagined one. Only a few parcels remain.

BhuLaxmi Signature, Bhubaneswar — density traded for daylight

The challenge

The permissible envelope allowed considerably more saleable area than we chose to build.

Our approach

We reduced unit count to keep every home cross-ventilated, widened balconies, and committed a meaningful share of the site to plantation rather than parking.

The outcome

Homes that stay comfortable through an Odisha summer with far less mechanical cooling — and a community that reads as green from the street.

Brahmagiri Farmhouse Estate, Puri — buying ahead of infrastructure

The challenge

Land near Brahmagiri was attractive but poorly documented, with fragmented ownership records.

Our approach

Independent title tracing, consolidation of fragmented parcels, mutation completed in our name, then a farmhouse-scale layout suited to weekend use.

The outcome

Clean-title farmhouse parcels on the Bhubaneswar–Puri corridor, ahead of the airport-driven infrastructure cycle.

A turnkey apartment interior — one contract, no vendor gaps

The challenge

The client had previously coordinated a carpenter, an electrician and a designer separately, and lost three months to it.

Our approach

A single agreement covering design, joinery, electrical, false ceiling, painting and styling, with our own supervisor on site daily.

The outcome

Delivered as a finished home rather than a set of trades — snag list closed before handover.
